Responsible Tenant Screening

Finding the right tenant for your property is our speciality. At All County every tenant application is reviewed for accuracy of information and candidates are screened against a number of background checks. The following list of methods are used to safeguard against any unqualified tenants:

  • National Terrorist Action List
  • Rental check for previous 5 years
  • Civil search for evictions or litigation
  • Social Security Number verification
  • Credit Check
  • Cross reference addresses from application against credit report
  • Employment verification
  • Criminal search for felonies
  • Sexual predators search

Even though we have secured a qualified tenant, our job has just begun. Now we take care of the day-to-day operations of insuring that your investment will perform to your expectations.

Lease and Lease Execution

Upon acceptance of the tenant we require a Reservation Fee to take the property off the market. This will be credited to the first months rent upon lease execution. In addition a Security Deposit will also be collected at lease signing. Security deposits will be held in a non-interest bearing Escrow Account. Our leases are annual leases and have been reviewed by an attorney who specializes in Landlord/Tenant Law. Leases are continuously updated to stay current with the changes in local and state laws. Tenant responsibilities are clearly defined, giving us the ability to enforce lease requirements.

Rent Collection & Rent Distribution

To help ensure regular and timely payments, All County consistently and effectively enforces our rent collection policy; we also provide tenants with easy rent-payment choices. Our collection and distribution of rents is a vital part of our service to you. We pride ourselves on getting rent checks out to our Owners by the 15th of each month.

Maintenance & Inspections

All County is on call 24 hours a day and 7 days a week. Property inspections are completed on a regular basis and all maintenance emergencies are handled quickly and in a cost effective manner. To prevent frivolous requests, we require that all non-emergency maintenance repairs be made in writing. For your protection, All County exclusively employs licensed and insured independent contractors for work on your property. As a member of a trusted and professional home services extended network, All County has the ability to secure excellent rates from its vendors. We pass the savings directly to our owners.

Management Fees

We are a full service management company. Due to our success over the years, we have been able to keep our fees low. We handle the lease preparation, execution and renewals.
